Many owners who want to sell their property think so or similar. Admittedly, the temptation is great to save the costs of a professional real estate agent. In the Internet, one can find numerous contributions of "experts" who make real estate owners believe that real estate sale is not a big deal but something everyone can easily do.

Those who tried this,  however, have found out that it can cost a lot of time, nerves and money to take the marketing, the search for a solvent and reliable buyer and the management of the selling process into their own hands.

Property owners who take the selling process into their own hands often fail at the very first step, namely to enter the market with the "right price".

  • If the price is set too high - most owners value their property too highly due to emotional bonds - potential buyers are deterred, and the property must be advertised again and again. Apart from the increasing costs of the advertisements the property will finally be "burned" for the market, i.e. it has a reputation that something is wrong with it, and ultimately it is sold below value.
  • If the entry price is too low - either due to false modesty or time constraints - the owner loses a lot of money. calculation example: if a seller of a property with a value of 200,000 € (average price in Germany) undervalues the object by 20%, he will incur a loss of 40,000 €, whereas the broker's commission in this case would have amounted to a maximum of only 7,100 €.
The second major challenge is the search for seriously interested buyers, for whom the financing has already been clarified. Some interested parties want to "just take a look", and one can waste a lot of precious time with "sightseeing tourism" without getting any results. Even if there is an "agreement" with a buyer, it happens that the notary appointment, which was organised with a lot of time and effort, must be cancelled at the last minute because buyers change their mind, e.g. if their financing is not secured.

It is also a fact that many "private" real estate sales fail due to personal sensitivities between buyer and seller, whereas the real estate agent is the impartial mediator between both sides.

RENTAL:

In 2015, the so-called Ordering Principle ("who orders pays") was regulated by law for the brokerage of rental contracts, i.e. whoever commissions the broker pays the brokerage fee. By the way, the law only applies to residential real estate - it does not apply to the brokerage of commercial real estate.

The new law initially had the effect that many landlords tried to let their property on their own in order to save the broker's fee.

In the meantime, however, the trend is declining again - many landlords have realized that it is not so easy to find reliable and solvent tenants and that this is often associated with a very high expenditure of time and stress.
Some landlords have lost even more time and - above all - a lot of money: for lack of experience (mistakes in the pre-selection, unhappily formulated rental contracts) they have entrusted their flat to so-called "rent-nomads"  (that's the expression for rent-scammers in Germany). 

Due to loss of rent, pollution, vermin and vandalism, a rent-nomad’s rental can cause high financial losses for the landlord, bordering on crushing his financial existence even.
